Subject: Running a Bed & Breakfast in the Caribbean
Being a
"Posadero" -name that derives from "Posada" which means “quarters”-
is the business of renting rooms to passers, tourists, people looking for
accommodation for the night ... we could commonly define ourselves
"room renters" but we like the word "posaderos" because it
makes us think about being hosts and not
merely those who rent a room in their house.
The Posadas are generally simple multi room structures, in places near the sea or the forest, and of Latin American origin.
I invented this concept of "Bed and Breakfast" in the Riviera Maya despite our popularity in my country that here was not known or in fashion, starting from the concept of the Posada.
Hostels -
structures closer to the Posadas- are generally low-cost and lower of quality
in the breakfast service, in the structure, and usually welcome the youngest or
people traveling with their only luggage (backpackers) who seeks only a cheap
place to sleep over the night.
The bed &
breakfast (B & B) are characterized often by the better furnished place,
the courtesy received by the host and the richer breakfast served directly by
the owner of the house (who lives in the house!).
Boutique
Hotels and Guest Houses are generally villas or luxury facilities with gardens.
Swimming pool, and finally there are the hotels, with facilities of a certain
standard and the larger number of bedrooms and bathrooms, which are beyond our
business for the time being.
A new category that is having enough success here in the Riviera Maya is the "Condo Hotel" where a building with several owners’ apartments are run under a TOURIST HOTEL SYSTEM obligation for a certain period of the year.
As an entrepreneur, I started my first Posada in 2009 and today I specialized in startups of small accommodation facilities as Hostels and B&B. I recently opened my first Hotel Boutique: Villas Picalu, and I basically do it by letting the interested person enter my team, thus avoiding competition and strengthening strategies and actions within the Group.
How does it works
• The new leaser enters in the structure and must use my Brand name to start to sublet third parties either directly or via the Internet, travel agencies, tour operators, etc.. In order to help him start up the facility, the Management staff will immediately enter the structure into the website and will start advertising it in every possible way.
The cost of the rent of the house will have to be commensurated with respect to the number of rooms, the furniture, and the location. Buying the property is something that the new arrived can do, being able so to deduct as “cost” in the Group the mortgage, or calculate a market amount, based on the number of the rooms.
• The Company will support all internet site fees, marketing strategies and do networking; it will compensate the taxation (30% max) on collected bills through P.O.S. (Point of Sale) terminals for credit card accounts and for direct deposits to the Company.
• The business risk is well cushioned by a system where multiple units try to keep the profits up and where the experience and the internet system is already operating for several years (2009).
The Company stands in support of all members with active and massive Internet participation and public relations, as we direct all of our effort to train the people, produce bookings for all facilities, inform interested parties about arrivals, cash in the money on their behalf using the procedures of our financial structures.
We offer our bank account services, P.O.S. for collection through credit cards (Mastercard and Visa). We have a PayPal account in Usd, MXN peso and Euro, and even an Euro Bank account in Italy at need, in order to satisfy european customers.
The marketing we do in the website follows general lines and a personal page will be dedicated to the new structure -as a franchise- but with the difference that in a franchise the tenant must pay rent for the brand taking though all the commercial risk on his own with the burden of unnecessary costs of meetings or other useless subjects. To be clear, the fixed costs of the site, the advertising campaigns or fees for new “online booking” membership sites or any other type of advertising (Ad-words, Facebook publicity, etc.) will be done by the Company on behalf of the community to the benefit of the Group, with subsequent cost allocation between all its members in equal proportion.
The presence in the Net of our website has been most important to have visibility in the targeted market, with contributions to as much as 30-40% room coverage on an annual basis, although active participation in networking, word of mouth, and other forms of advertising is needed daily to achieve corporate goals (over 65%).
Finally, we offer you the possibility to enter the Joint-Venture requests with a non reimboursable Entry capital that draws sustained efforts and risks spent by the Founders in starting up the business and giving credibility to the Brand name; avoid loss of time and money in starting up the business, finding the right property, constructing a website and SEO; cushion the financial impact -unpleasant at first, with low rents and consequent losses -.
Joining Picalu Villas & Management means having a Brand and the obligation to keep high standards and parameters of the quality so that the reviews do not adversely affect, lowering the "ratings", of the good name already achieved.
Capital of adhesion to the Joint Venture
The entry into Joint-Venture in Picalu Villas & Management is not refundable.
This capital is what each member commits to start its own structure, site, with our brand or trademark.
To participate and enter into a partnership with us, we quantified non-refundable capital for joint venture , know-how and entrepreneurship available to the new partner in the amount of EU 25,000. Besides this one-time-only payment, the incoming partner will still have obligation on his own to:
1. rent his own structure (not applying in case of ownership)
2. Advance a month as guaranty-deposit required by the contract
3. advance one or two months as requested in rental contract
4. Pay Visa renewals
5. Visa permit (new Mexican Law) requires a company to hire you. We will do that until you constitute your own company.But costs of taxes and social security (seguro social) will be on your behalf.
5. Cost of setting up own Mexican company (about 15,000 pesos)
6. cost of accounting (accountant, if point 5 exists) about 2000 pesos monthly
All costs REGARDING THE ORDINARY ACTIVITY (rent/mortgage; electricity; water; gas; etc) will be yours.
Obligations of the member
Each member must take care of their property by cleaning the house and checking its efficiency, welcoming guests at arrival; checking out for any damage or loss to their departure and to assist them during their vacation in the best way possible, in order to get good reviews, feedback, word of mouth advertising and all is good to send new clients to the Structure. In addition, each member will be responsible to take action on repairs to routine maintenance, leaving the decision to the landlord in case of extraordinary maintenance, he is obliged not to innovate or restructure without the written consent of the latter.
Reservations will be followed by us as well as the marketing and financial needs with active participation of the Manager.
You are obliged to check the internet every day, see the incoming reservations or messages, answering emails relevant to your management, update your online account.

Keeping up
the good name of the brand is certainly the most important aspect of being part
of a company in Tourism. We guarantee continued digital and physical work in promoting all our structures on the interest of each Member of the Group. Working in group will support each another and lowers down risks in an erratic market.
